Nathan Coombs of DreamMaker Bath & Kitchen of Ogden remodeling franchise offers advice to Standard-Examiner readers

Which remodeling projects offer the best return on investment and make a home attractive to buyers? That’s the question that the Standard-Examiner of Ogden, Utah, set out to answer last week for its readers, and the 63,000-circulation newspaper turned to DreamMaker Bath & Kitchen of Ogden for advice.

Nathan Coombs, who owns the remodeling franchise in Ogden, pointed out that buyers love recently remodeled kitchens and bathrooms. He also pointed out that, depending on your budget and goals, there are a lot of options available.

"It is very appealing to a buyer and will pay off the most in the long run when kitchens and bathrooms are updated," Coombs said. ...

To give a kitchen an inexpensive face-lift, Coombs said to consider replacing countertops only.

If you want to go further, or give the kitchen a whole new look, but are happy with the lighting and the layout, he suggests replacing countertops and refacing cabinets. The average cost for this minor kitchen remodel is around $17,000.

Of course, the price of all remodel projects is dependent on the size, scope and materials used.

According to Coombs, industry research shows the average price for a full kitchen remodel is between $30,000 to $50,000. This includes tearing out everything from the floor up and starting over, as well as design work and consultations.

Another way to bring things up to date without major construction is to change out the hardware and fixtures. According to Coombs, polished brass is out of style. Brushed nickel and oil-rubbed bronze are good replacement choices.

"Minor updates always help, too," Coombs said. His main advice is to do your homework, make sure the people you hire are licensed and insured and ask for references.
